The Importance of Syndication

If a tree falls in the woods, and nobody is there to hear it, did it really make a sound?

The analogy to  internet syndication is really quite…sound.  What good is it to invest time and marketing  dollars on advertisement media  (print, internet, virtual tours and yes, video tours) if no one will see it?  Isn’t this why most brokers are steering away from print ads?  Buyers don’t use printed media in their home searches like they once did.

What IS Syndication?  Syndication is the simultaneous publishing,  in our case, video tours, across the internet.  On sites such as Youtube,  Wellcomemat,  DailyMotion, MLS..etc.

Why Syndicate at all? For a very simple,  but very good reason.  Because.  Because we are trying to get the attention of search engines (read Google, Yahoo, Bing etc). .  Because we want to get on that first page of search results.  Because we  want  exposure for our clients listings.  Because we want buyers to see/know about our property listing.  BECAUSE WE WANT LEADS.

We want to stack the deck in our favor,  so when a buyer searches for a home on line, we  have the best chance possible of getting on that first page of search results.  Tour-This already uses the best tool available…VIDEO,  not slideshows or panorama 360’s, because those virtual tours are,  well, virtually invisible to search engines.  The reason being, search engines  are not looking for them like they are looking for video content.

Tour-This syndicates their tours to at least a dozen video portals that get top search engine “cred” if you will.  Check out our site for a list of these sites. BTW, it is not enough to just syndicate your content, it must be  the right  type of content.   For example,  let’s  say you were going fishing. You want to find out what is working these days as bait and use it right?  Well, we are fishing for web crawlers (search engine robots) and we KNOW what they like…yup,  video  content and we know what they don’t pay attention to, virtual tour slideshows and panorama 360’s.

So, before you drop a dime on a virtual tour or a video tour for that matter, ask the provider to tell you about their syndication program and then try to search for their SPECIFIC home tours.  Chances are, if they do not include video content, you won’t be able to find them.  And if you can’t find them, how can you expect a prospective buyer (lead) to find them?

Great Quick Read!

First I want to start out by wishing everyone a happy, healthy and prosperous New Year. I just finished reading a really interesting book and I wanted to share it with you all. It’s relevant to anyone trying to establish their own “brand”. Realtor’s are independent contractors, so this is HUGELY relevant to you all. The author, Gary Vaynerchuk teaches you how to tack advantage of social media tools such as Facebook and Twitter to help you create brand equity. Learn about why social media has evened the playing field, destroying the “gate-keepers” who had previously dictated the distribution of content and why storytelling is the most important business concept in the current marketplace. QR Codes. What are they and how can/should Realtors take advantage of this technology.

It’s been said “Either hop on the technology bandwagon or risk getting run over by it as it passes you by.” Okay, so I said it, but it’s true right? This industry is changing and we can no longer continue to do things the old way. Newspaper ads have given way to internet adverts and just a few short years ago the MLS was nothing more than a book about the size of your local whitepages. We must embrace these new technologies and use them to our advantage.

Today, I’d like to discuss QR codes, what they are and how you should use them. A QR code, or quick response code is one of the most popular bar codes. They have been around for more than 15 years, but only recently have they been getting much attention. Today, we are starting to see QR codes on product labels, business cards, websites etc. Anywhere the consumer/customer might want more information, which might be in the form of contact or product information. The sky is the limit on what might be linked to the code.

So, are we supposed to walk around with one of theses scanners? Well, chances are you probably already are. Most smart phones already have the means to be a QR scanner. Click here for a downloadable app for your iphone. Blackberry users click here. Also, at sites like, you can simply create these codes yourself. Give it a try.

How can Realtors leverage this technology? Easy, with sign riders on your For Sale signs.

Example. Steve and Mary are out driving around a neighborhood they are contemplating moving to. They see your For Sale sign and your QR code rider. Being a tech savy couple, most are today, they walk right up to the sign, scan it with their smart phone and voila!! They are instantly transported to your website…you do have a website right?… Here they have as much information about this home and others right at their fingertips. Number of bedrooms, baths, taxes, VIDEO WALK-THRU TOUR, more of your own listings, you name it.

More importantly, you’ve made a connection with Steve and Mary. You’ve brought them directly into your website. You can even have them register at your site prior to receiving any content. You will be surprised how many real leads will be generated this way. This is just one way you can leverage technology and the internet to your advantage. ’til next time, thanks for checking in.
